St. Johns Landing Clubhouse Rental Rules
Rental fee:
Fee $100.00 + ($200.00 Security Deposit)
All deposits must be paid prior to possession of keys.
- To reserve a date we must have security deposit plus rental fee.
- The check will be cashed upon receipt.
- After the event we will refund the security deposit portion if there are no damages.
- Cancellations must be made 14 days in advance of the rental date or the rental portion will be kept.
Rental Availability:
• Priority of rentals are first come, first serve.
Hours
• The party guests must be out of the club house and parking lot no later than 11:00PM.
Occupancy
• The clubhouse has a maximum occupancy of 50 people.
Parking:
Parking is available in parking spaces provided, however will not be allowed in the Boat Parking Area. No vehicles without a boat trailer and sticker are permitted in these spaces. No parking is allowed overnight in the area. All violators will be towed. Overflow parking is available along Kingsley Manor outside the gate. Safety:
All events where alcoholic beverages will be served or brought on premises must have a responsible adult present. Lessee is responsible for the safety of all guests and will take all measures necessary to insure their safety.
Rules:
Any violation of these rules results in an uncontested loss of the security deposit, and a possible banning of future rentals at the discretion of the Board.
- You cannot exceed the maximum occupancy listed above.
- You cannot tie balloons or other hanging articles to the ceiling fans.
- You cannot use staples, nails or other devises that would mar the walls, ceilings, beams or in any way harm the Clubhouse.
- No BBQ equipment, food steaming equipment, drink machines, or any type of specialized cooking of any kind, is to be used out in the pool area.
- Clubhouse guests are not entitled to swim in the pool, or enter the pool area during the event. The pool is reserved for community residents.
- Renting the Clubhouse does not give you entitlement to the Gazebo, Dock, Pool or Playground.
- You cannot prop any gates open during the event.
- The common area gate cannot be left opened until one hour prior to the event, and must be closed an hour after the event starts. No exceptions.
- The party guests must be out of the Clubhouse and parking lot no later than 11:00PM.
- Any destruction of community assets by party guests will be the responsibility of the signed clubhouse renter, and that signed clubhouse renter will be financially responsible for all damages and repairs.
- The St. Johns Landing resident clubhouse renter, the one who signed this agreement, must be present at all times during the rental.
Clean-up will consist of:
- Removing all decorations.
- All trash bagged and removed from the premises by Lessee
- Vacuuming carpet and floor
- Cleaning bathrooms
- Cleaning kitchen and removing all items from refrigerator
- Turning lights and fans off
- Closing all gates according to the Rules above.
Damage Fees:
- $60.00 lost clubhouse key replacement
- $55.00 Clubhouse cleaning fees – if not properly cleaned
- Any other damages will be charged according to cost
Deposit Refund
- After cleaning by Lessee to the satisfaction of Board member
- After the Board Member has determined there are no Rule Violations
Securing the Premises:
Lessee is responsible for securing pool gate and all doors and windows at the conclusion of the event. Lessee will also make sure that entrance gate is locked after leaving. Lessee will return all keys to responsible person.
